The 46 m tall residential tower realised by a building association demonstrates how a compact, energy-optimised building volume can have a filigree appearance. Situated in Amsterdam's northern harbour site, it presents itself as a uniform structure resembling a mediterranean stage set complete with boats riding waves. This impression is due to the outermost facade layer, consisting of filigree white steel balconies that surround the entire building and its larch-clad dark hues. This uniform envelope conceals a hybrid construction with a three-storey tall reinforced concrete plinth volume and a ten-storey solid timber tower. The balconies are 2 m deep in front of the apartments and 1.5 m deep along the northern and eastern facade. The 29 dwelling units range from 47 to 235 m2 and were flexibly designed according to the open building concept. The spatial diversity finds its expression in the different types of balconies.
