Skyrocketing property prices in the metropolitan areas of large cities can stimulate creative building solutions. In Breisach along the river Rhine near Freiburg, the client acquired a reasonably priced site in a commercial zone. This is where Studio Sozia built an offbeat office structure that already incorporates the necessary decision-making for adaptive reuse: Should later changes to the currently monofunctional land use plan occur, the office spaces can be transformed into a variable number of apartments on the level of interior finishes and with a limited degree of interventions. The strict structural engineering requirements related to the local earthquake zone called for an efficient and durable reinforced concrete load bearing structure that also supports a maximum degree of functional flexibility and zoning.
